1. What types of homes are available?

Urban Country Estate features two major options:

  • The Summit Apartments — 10 blocks of 4 units (2 ground, 2 first floor) with ~80 m² living plus a 12 m² patio.
  • The Urban Homes — 70 plot-and-plan homes offered in simplex or duplex formats, across three phases.
The purchase price includes the home (or unit) and estate membership. Transfer duties, fees and VAT (if applicable) are included unless otherwise specified. (Any optional extras such as upgraded finishes, landscaping, swimming pools, etc., are additional.)

To reserve your unit:

  • We issue an Offer-to-Purchase (OTP) or reservation form.
  • A reservation fee (specified by sales office) is payable within 24 hours of signature.
  • A deposit is required within a defined period (e.g., 10% within 14 days) or as arranged with financing.
  • Your selected unit will be held subject to a signed agreement and deposit.

You will need to provide:

  • Copy of ID or passport (for foreign buyers)
  • Proof of address
  • Banking details
  • In the case of a home loan: finance pre-approval / guarantee from a recognised lender.
If you fail to secure the required funding within the agreed timeframe, you may forfeit the reservation deposit unless otherwise agreed in writing. We strongly recommend obtaining pre-approval prior to reservation.
Yes — subject to approval. We allow “subject to sale” conditions for up to a maximum specified period (e.g., 90 days). However, if another buyer is ready to purchase your chosen unit unconditionally, you may be required to waive the subject clause.

Once transferred, each homeowner will pay a monthly levy. The levy covers:

  • Maintenance of communal areas (parks, play area, pathways)
  • Estate security (perimeter walling, gate access, estate patrols)
  • Landscaping and common area upkeep
  • Rates for apartments may differ from free-standing homes. Exact levy amounts will be confirmed prior to transfer.

Once the property has transferred into your name:

  • You will be responsible for rates and taxes immediately.
  • Monthly utility charges (electricity, water) commence when you take occupation/happy letter is signed for homes, or when unit is officially handed over for apartments.
For The Urban Homes: Yes — you may select from pre-designed plans (simplex or duplex) or meet with our architect/design team to personalise finishes, subject to the estate architectural guidelines. For The Summit Apartments: Finishes are standard and uniform to maintain consistent presentation; upgrades may be offered at cost.
No. Construction (for the homes) is managed by the estate’s appointed contractor to ensure uniform quality, finishes and compliance with the estate’s design standards.
Yes — dogs are permitted subject to Homeowners Association approval. The estate rules will specify breed/size restrictions; cats or other pets may be restricted in certain zones (e.g., apartments) due to design or ecological reasons.
Yes — homeowners are permitted to rent out their homes or apartments. Short-term holiday lets (e.g., Airbnb) may have further restrictions imposed by the HOA; please consult the estate’s rental policy.

Security is a key feature:

  • Full perimeter walling and electrification
  • Manned security gate with access control
  • On-site patrols and CCTV monitoring
  • Estate management team in place to oversee enforcement of safety protocols
For apartments: Units will be released in Phase 1 — estimated construction/hand-over timeframe will be provided once you reserve. For homes: Once plans are approved, typical turn-key construction time is between 8-11 months (depending on finishes and timing). (Exact hand-over date will be specified in your building agreement.)
Yes — the estate is fibre-ready, enabling high-speed internet access for each unit or home upon handover.

Urban Country Estate offers:

  • Park and green spaces
  • Children’s play area
  • Walking and cycling paths
  • Close proximity to retail, restaurants, medical suites, coffee shops, hotel & conference venue, craft brewery, sports clubs (golf, tennis, bowls)
    Additional amenities may be phased in as the estate develops.
For bond purchasers: Reserve your unit, obtain bond pre-approval, pay deposit/subsequent payment milestones, transfer takes place and you assume ownership. For cash buyers: Reserve, pay full amount or agreed milestones, transfer applies. Payment terms for homes or apartments will be described in the sales agreement.

Urban Country Estate lies in George, on the Garden Route. The development gives easy access to both nature (Outeniqua Mountain Range, Montagu Pass, horse trails) and convenience (retail, restaurants, medical, transport).

Once you take occupancy:

  • You become a member of the Homeowners Association (HOA) or Body Corporate (for apartments).
  • You will be provided with relevant estate rules and guidelines.
  • The estate management team will provide contact details for maintenance queries, security, and general services.
